Why LTV matters so much
Lenders set rates by LTV band, not on a smooth curve. A 79.9% LTV and a 75.1% LTV mortgage often get the same rate — and a 74.9% LTV gets a meaningfully cheaper one. The bands cluster at 60%, 75%, 80%, 85%, 90%, and 95%.
When you're shopping for a remortgage, your equity has often quietly grown (capital paid down + house-price appreciation). It's worth recalculating your LTV before assuming you're stuck at the band you started in.
